We currently have 26 garden buildings on display at our Show Site in North Yorkshire, including a range of sheds, workshops, summerhouses, garden rooms & greenhouses.

We are open 7 days a week, 10am - 4pm.

All our prices are fully inclusive of VAT.

Our current lead time is roughly 6-8 weeks. However, we do have a range of stock available for immediate delivery. Please contact us for more information.

We offer a 12 month guarantee on economy buildings, and a 5 year guarantee on all other buildings.

Preparation7

We offer free site surveys throughout Yorkshire. We can measure up and recommend the best sizes and styles for your layout and specific requirements.

The most important part of any base preparation is choosing the most suitable area in your garden. Firstly consider what you want to use your building for, this may alter the position it will eventually be located. If an existing concrete, paved or decking area doesn’t exist, an ideal site would be a fairly level dry lawn or compacted soil.

As long as the ground is relatively level (within 6-9 inches) and not subject to bogging the building could easily be assembled onto bearers, bricks and blocks. Alternatively you can choose the more permanent approach of a reinforced concrete base, which is ideal if the ground needs building up or lays a little wet.

Something else we would always recommend, whether you are choosing a concrete base or not, is pressure treated floor bearers. These will raise the floor of the building off the ground allowing air to circulate, thus keeping the underside of the floor dry and extending the life expectancy of the building, timber doesn't mind getting wet but it doesn't like staying wet.

We recommend one of the following bases:

Pressure treated floor bearers

3’’ x 2’’ pressure treated floor bearers are recommended to level the building onto an existing or specially laid concrete base, paved patio or decking area to raise the building by approximately 2’’ to allow for air circulation under the floor and to prevent any part of the building from having direct ground contact. The bearers usually run in the shortest dimension. The floor/joists of the building are laid across and secured to the bearers at 90 degrees to provide a raised, level and supporting base.

Mixture of bricks, blocks & packing

A mixture of loosely laid bricks, blocks and packing are compacted into the ground and used to level each floor bearer at 4ft intervals onto an existing soil or lawn site where no base has been specially prepared. The floor joists of the building are laid across and secured to the bearers at 90 degrees to provide a raised, level and supporting base.

Perimeter base gravel boards

Pressure treated gravel boards are cut to size and fitted around the perimeter of the building’s floor to disguise the brick/block packing used to level and support the bearers onto a sloping site.

Reinforced concrete base

A 4’’– 6’’ thick reinforced concrete base is laid to base dimensions of the building. The site will be dug out as required to enable the lowest side of the base to be slightly sunk into the ground and finished just above the existing ground level. All spoils dug out for the base will be removed from site. Additional costing’s are available to quotation for sites which slope more than 9’’.

All garden buildings must be located behind the principle elevation of a property unless the building is sited more than 20m away from the nearest public highway.

If a building is going to be located within 2m of any adjacent boundary the overall height including the base, from the original ground level, must not exceed 2.5m.

If a building is going to be located more than 2m off any adjacent boundary the overall height including the base, from the original ground level, must not exceed 2.5m at the eaves and 3.0m at the ridge for a mono pitched roof or 4.0m for a pitched roof.

No building must exceed over 50% of the total curtilage domestic garden area.

All buildings must be used for domestic purposes only and not for business or living accommodation.

In an Area of Outstanding Beauty or a Conservation Area a building exceeding 10m² must be located behind the rear of the property (not at the side) and must be sited within 20m of the original (not extended) property. Buildings with a floor area of less than 10m² must be located behind the property (not at the side), on the curtilage of the property, but can be sited more than 20m from the property.

Planning is always required if a building is to be located within the grounds of a flat, maisonette, listed building, on horticultural land or on land which has no property.

Occasionally a property may have no permitted development rights and therefore planning would be required.

Any building exceeding 15m² of internal floor area must be located at least 1m off any adjacent boundary, unless the building is manufactured with a non-combustible material.

All buildings exceeding 30m² of internal floor area are subject to full building regulations.

No building is to be used for sleeping accommodation.

Any building, which does apply to any of these basic simple rules, will usually be subject to Planning or Building Regulation approval.
